New student accommodation builds in Dublin have more than halved in 2022 compared to last year.
The findings by Cushman and Wakefield come as students return to colleges this month.
Just 600 beds will be built this year in comparison to 1,350 in 2021.
That's compared to figures of close to 2,300 beds in 2018 and 2019.
Chief Economist, Kate English, says the declining trend in purpose-built student housing looks set to continue.
"We're going to see a very limited number of new purpose-built student accommodation spaces delivered to the Dublin market over the next 3 to 4 years."

Cushman and Wakefield predict around 850 units will be built over the next two years being the best-case scenario.
A further 6,700 units have been granted planning permission but it's unlikely that many will be erected.
It comes as many students return to college campuses in the capital this month.
English says the demand is there for purpose-built student housing despite the decline in builds.
"Student numbers have been increasing in Dublin and indeed within Ireland over the past decade."
"In contrast to this, we're not seeing an increase in the availability of student bed spaces."
