While a one-bed studio apartment in Dublin 1 is being advertised for €1,750 a month.
The latest figures from the Residential Tenancies Board show the average rent in Dublin is €1,709.
It follows a survey released this week from Savills Ireland that found hotels in the capital have reduced their prices by as much as 40 per cent compared to the same time last year as they struggle during the pandemic.
5-star accommodation saw the biggest fall in average daily rates, while 4-stars were down by around 35 per cent.
