Eason is selling its O'Connell Street building.
The book store is on the market for just over 24 million euro.
Whoever buys the building has to agree to rent it back to Eason for the next 25 years.
The company will pay €1.3m in rent a year, with an option to break the contract after the first 10 years.
The building was badly damaged during the 1916 Rising, and had to be reinforced with a concrete frame.
It has a fine carved limestone façade, which is listed, and spans seven floors.
The company hopes its closeness to a Luas stop and regeneration taking place on O'Connell Street will help it sell.
Rod Nowlan from Bannon has been charged with managing the sale.
He described the building as "unique in terms of its history, heritage, quality and prominent city centre location".
