Dublin rent prices have increased at their slowest rate since 2008.
Figures just released show, nationally, rents have fallen for the first time in more than seven years.
The average national rent is now €1,402 a month, according to statistics compiled by Daft.ie.
Its latest report shows there are 10% more homes available for rent now, compared to a year ago.
Rents in Dublin have risen by 3.5% in the last year, which is their slowest rate of increase since 2008.
The average monthly rent in Dublin now stands at €2,052.
Economist Ronan Lyons, who helped compile the report, expects Dublin rents to start to fall.
"We probably expect them to fall in the next few months", he said.
