House prices in Dublin are now almost one third (28%) higher than the national average, according to figures from MyHome.ie.
The property website says prices in the capital will continue to rise unless the Government takes immediate action to address a shortage of family homes.
Experts say planners need to give the go ahead to family homes rather than apartments to stop a property bubble from emerging.
Caroline Kellegher is from DKM Economic Consultants:
"Over 60% of planning permissions are related to apartments and currently the demand is for family homes, which suggests the permissions available are unsuitable for market needs.
This may result in a number of planning permissions needed to be amended and subsequently re-entered to the planning process, which will slow down the entries of new properties to the market."
