American property group, Hines, is pushing ahead with the redevelopment of land in Dublin 8.
The first phase of the project includes 416 homes, in blocks of up to 16 storeys, at the old Player Wills and Bailey Gibson site on the South Circular Road.
The majority of the units planned are build to rent apartments.
According to the Irish Independent, communal areas like residents lounges and co-working spaces have been re-designed to allow for social distancing.
The plans are being lodged with An Bord Pleanala today.
Labour Senator Rebecca Moynihan is concerned about the level of amenities that are proposed alongside the housing;
"We're talking about putting a town the size of Portlaoise in on the South Circular Road. It's welcome that that derelict site is being developed but I do think that we have to make sure that the services to go along with the proper planning for that site are there."
